Market Estate, London Borough of Islington

We are currently working with London Borough of Islington on the redevelopment of the Market Estate, located less than a mile from Kings Cross.

Following a successful ballot in favour of transfer, the estate is being demolished and rebuilt, incorporating improvements to a neighbouring park. This is a comprehensive redevelopment of 271 units into 240 new replacement rented homes and 89 new private sale units.

Completion of the redevelopment is programmed for 2012 and the first homes were completed earlier last year and will also include much needed improvements to the neighbouring Caledonian Park.

Garland Place, Wansey Street, London Borough of Southwark

We were selected by Southwark to deliver this scheme, the first of several ‘early housing sites’ that form the start of the Elephant & Castle’s redevelopment.  Considered the ‘standard setter’ for the following projects, dRMM was chosen as architect by us and Southwark Council.

dRMM produced an innovative contemporary scheme that makes good use of a tight urban site, creating flexible urban living spaces with lots of southerly light and a communal garden. It has also achieved a standard of ‘Excellent’ from EcoHomes.

The 31 unit development includes rented, shared ownership and outright sale homes which are interspersed throughout the building, and includes a commercial unit on part of the ground floor. It has now won several awards.

Miller Close, Wingham, Dover District Council

In rural communities like Wingham the price of open market housing is beyond the reach of many local people.  Built on land given up for development by local land owner, this scheme was designed to help meet the housing needs of local people and was developed in partnership with the Rural Housing Trust, with help and support from Wingham Parish Council, and Dover District Council.

Finished in December 2006, the development comprises twenty-five dwellings, a mixture of flats, houses and bungalows, twenty of which are for rent and shared ownership.Residents and other local villagers are very positive about the development which achieved an EcoHomes ‘Good’ standard and fits well with the surrounding area by varying roof lines and materials to blend in with the surrounding village and countryside.

The scheme, named after Wingham-born General Miller who fought for Peru’s independence in the 19th century, was opened by the Princess Royal in 2007.

Nightingale Estate, London Borough of Hackney

This on-going project has involved the demolition of five tower blocks and the ‘division’ and refurbishment of a large perimeter block by the local authority.  An overall masterplan was created for the estate and we introduced new phases of mixed-tenure housing into the cleared sites.

The new buildings on this estate have been designed with a high degree of resident involvement from the outset and include properties for outright sale, shared ownership sale and affordable rent.  The Nightingale redevelopment has won numerous awards, including: ‘Building Homes’ - Quality Awards 2001; ‘What House’ - Best Partnership Development 2001-02; and ‘Affordable Home Ownership Awards 2003’. Lewis House, Lewes

This scheme of 24 rented apartments in the heart of Lewes town centre is being developed on formerly council owned land. The development has required extensive public consultation as it is located in the centre of the historic town and bounded on two sides by historic flint Twitten walls. The scheme aims to achieve a harmonious balance between the existing ‘grain’ of Lewes and environmentally sustainable urban living.  Currently a three month programme of archaeology is underway prior to construction.

New River Green, London Borough of Islington

In partnership with the London Borough of Islington, we have led on the regeneration of the former Marquess Estate. The estate has suffered from years of neglect and serious anti-social behaviour problems. Now re-branded as New River Green, large parts of the estate have been demolished and new modern housing for rent, sale and shared-ownership developed for residents.

The scheme includes 166 units for affordable rent (including supported housing), 79 shared ownership homes and 63 units for outright sales. As part of the redevelopment a doctor’s surgery has been built, a church re-provided for and a new Sainsbury’s established – and more recently a Tesco ‘Express’ - providing an active ground floor use at the site.  This has been a benefit not only to residents but to the wider community, who come to the estate to shop and no longer see it as a ‘no-go area’.

Our Community Regeneration Department has set up community projects for young people encouraging resident to get involved in the new buildings and management of the estate. The project has won several awards including ‘Affordable Home Ownership Awards 2003’, Best Partnership & Contribution to Regeneration Award.
